Capture acquisition costs category by category when the investor has no closing statement to upload.
States
- **Default**: all fields blank; blank is a valid "not applicable" state.
- **Zero entered**: a field explicitly set to $0 is visually distinct from a blank field and is stored as zero.
- **Saved**: line items written, P&L recalculates, user proceeds to next step.
Acceptance criteria
- The form shows the acquisition/closing cost categories: earnest money deposit, buyer closing costs, title insurance, transfer tax, and attorney fees.
- Each field accepts a valid positive currency amount or can be left blank if that cost does not apply.
- Entering $0 explicitly stores zero — it is not treated the same as a blank field.
- Saving writes all entered amounts as purchase cost line items and the project P&L recalculates, and a total value is computed and displayed.
